The additions will be primarily located <br />on a secondary, rear façade. Although the family and laundry room addition will be <br />partially visible at the primary (south) façade, it will be set back far from the front <br />property line, behind the garden wall, and will be subordinate to the main house in <br />height while matching the main house in a compatible material and design. The <br />kitchen remodel will require removal of three (3) original windows at the primary <br />(east) façade’s alcove but will reuse one of the windows. An existing door at the <br />primary (east) façade will be removed and repurposed at the adjacent alcove. <br />Ultimately, the majority of the property’s historic character will remain. <br />3. Each property will be recognized as a physical record of its time, place, and use. <br />Changes that create a false sense of historical development, such as adding <br />conjectural features or elements from other historic properties, will not be <br />undertaken. <br />The project complies with Standard No. 3. The proposed changes will not create <br />a false sense of historical development. The additions will be designed to be <br />compatible with the existing scale and massing of the residence, yet distinct <br />enough to discern that they are new additions through the use of new, yet <br />compatible materials and design. Although the proposed family/laundry room will <br />be partially visible from the primary (south) façade, it will be set back well behind <br />the front property line and primarily located behind the existing building footprint <br />and garden wall. The addition will not substantially alter the historic building <br />footprint as it will be located at the building’s secondary (west) façade. It will also <br />be understood as an addition through its use of slightly differentiated tile coping <br />from the original tiles in size and color, new wood double-hung windows without <br />the upper sash horn detail, and new French doors. Therefore, the architectural <br />treatment will read as contemporary, not conjectural. <br />4. Changes to a property that have acquired historic significance in their own right <br />will be retained and preserved. <br />Standard No. 4 does not apply as the project will not remove any significant <br />features that were added over time. The three additions have not acquired historic <br />significance in their own right. The 1953 den and bathroom addition, 1956 front <br />bedroom addition, and 2000 northwest residence addition and garage expansion <br />are not original to the property and were built well outside of the property’s period <br />of significance of 1923. They were designed nearly identical to the original house <br />and garage, with matching parapet roof, clay tile coping, smooth plaster siding, <br />and window frames with a prominent window sill, creating a false sense of history <br />that conflicts with the express goal of Standard No. 3. The only clear distinction is <br />the window design which lacks ogee lugs.
