The proposed exterior modifications to the four-bedroom, single-story <br />residence with detached garage include adding a new 456-square-foot <br />family and laundry room, and 159-square-foot master bedroom expansion <br />to the west façade; an interior remodel of 1,147 square feet which includes <br />the kitchen, master bathroom and closet, bedroom reconfiguration, and <br />bathrooms; replacement of one (1) original, fixed wood window at the <br />primary (south) façade with a new operable awning wood window with the <br />same dimensions for egress purposes; removal of three (3) original double- <br />hung wood windows and repurpose one (1) at the primary (east) façade; <br />removal of one (1) door from the primary (east) façade and repurpose to the <br />adjacent alcove; and new interior access between the garage and main <br />house. <br /> <br />D. Pursuant to Santa Ana Municipal Code Section 30-6, the Historic <br />Resources Commission held a duly noticed public hearing on May 8, 2024, <br />for the request for exterior modifications to the Lacy-Murray House. <br />E. Since the property is deemed a historic structure, all exterior modifications <br />are required to meet the Secretary of Interior’s Standards for Rehabilitation. <br />1. The following Secretary of Interior’s Standards are applicable: <br />i. The project complies with Standard No. 1. The property <br />currently maintains its historic use as a single-family <br />residence with a detached garage. The use is not proposed <br />to change. <br /> <br />ii. The project complies with Standard No. 2. The historic <br />character of the subject property will be retained and <br />preserved. The proposed additions and interior remodel have <br />been designed to remove as little historic material as possible <br />and will reuse original windows/doors where feasible. The <br />proposed exterior alterations will not alter the primary (south <br />and east) façades or any important spatial relationships that <br />characterize the property. The additions will be primarily <br />located on a secondary, rear façade. Although the family and <br />laundry room addition will be partially visible at the primary <br />(south) façade, it will be set back far from the front property <br />line, behind the garden wall, and will be subordinate to the <br />main house in height while matching the ma in house in a <br />compatible material and design. The kitchen remodel will <br />require removal of three (3) original windows at the primary <br />(east) façade’s alcove but will reuse one of the windows. An <br />existing door at the primary (east) façade will be removed and <br />repurposed at the adjacent alcove.
