The following indicates the level of <br /> assessment we anticipated OCFA needed (the actual scope of Mr. <br /> Scheibel's work will be determined by OCFA in a separate contract of <br /> which BDC will not be a party): <br /> - Foundations (to the extent visible and above grade or accessible in crawl <br /> spaces or basements); <br /> - Load-bearing walls (interior and exterior); <br /> - Roof framing and structural supports; <br /> - Floor systems, <br /> - Apparent seismic-related vulnerabilities or prior retrofits; <br /> - Evidence of structural distress, such as cracking, settlement, or <br /> corrosion; <br /> - Notable modifications that could affect structural performance <br /> We also indicated to Mr. Scheibel that the engineer's deliverables would <br /> be a report inclusive of photos that would be submitted in its entirety. <br /> The engineer's report would be attached to BDC's FCA report, which <br /> would reference contents of the structural report. <br /> • Exteriors and finishes. BDC will inspect of all accessible exterior <br /> spaces to observe conditions of driveways and walkways noting <br /> conditions of concrete and asphalt. Building exteriors will be inspected <br /> including wall finishes, fascia boards and wood trimming, windows and <br /> doors. This will include assessing the condition of masonry, painting, <br /> sealants and noting evidence of dry rot. <br /> • Landscaping. Inspection of landscaping will include observations of <br /> needed maintenance as well as areas where growth of vegetation and <br /> trees (branches and roots) are damaging concrete or building exteriors. <br /> • Systems Assessment. Assess major building systems (mechanical, <br /> plumbing, and electrical) based on visual indicators and system age. <br /> Document HVAC system conditions, including visible signs of wear, <br /> operational concerns, and any available nameplate data (e.g., <br /> manufacturer, model, capacity, and installation date) to inform age- <br /> based lifecycle estimates and assist in forecasting capital replacement <br /> needs. <br /> When systemslpackages are located in inaccessible areas on the roof, <br /> when practical, BDC will use drones to visually inspect them. <br /> 4 <br />
