Greenleaf Street) <br />September 23, 2025 <br />Page 2 <br /> <br /> <br />that traces the historic eaves will be retained and/or restored, paying homage to the <br />historic eave line, which is generally consistent with the height of the proposed second <br />floor. Existing unpermitted work on the residence is proposed for legalization, including <br />an upper-story addition on the rear south of the building, two attached wood pergolas, a <br />wood rear deck, and a fixed pane window on the ground floor of the south elevation. An <br />unpermitted wood pergola spanning the driveway will be demolished. No work is <br />proposed for the garage except the legalization of the following: the removal of a shaped <br />parapet, replacement of wall cladding, addition of a pergola, and installation of glazed <br />accordion doors that wrap around the north and west facades. <br /> <br />DISCUSSION <br /> <br />Project Location and Site Description <br /> <br />The subject property, 1804 N. Greenleaf Street, is located in the Floral Park Historic <br />District on the west side of N. Greenleaf Street, north of West Seventeenth Street and <br />south of West Nineteenth Street. The General Plan land use designation for the site is <br />Low Density Residential (LR-7), and the property is zoned Single-Family Residential (R1). <br />The site is currently developed with a single-family residence and detached garage on a <br />7,950-square-foot lot (Assessor’s Parcel Number 002-092-04). Modifications proposed <br />under the current project would be limited to the residence and garage (Exhibit 6). <br /> <br />Historic Property Description <br /> <br />Constructed in 1929, the subject property is a two-story, Revival home with several <br />elements of both English and French Revival styles. It displays a concrete slab <br />foundation, rectangular floor plan, wood frame, stucco wall cladding, and a high-pitched <br />cross-gable and hipped roof clad with asphalt shingles. Tall gable vents decorate the <br />gables. A bay window is located on the south facade. Original multi-paned casement and <br />single-paned double-hung windows are located throughout the residence, as well as <br />diamond-paned leaded color glass windows. Some replacement vin yl windows are <br />located on the secondary south facade. The front door appears to have been replaced in <br />the 1970s, and a French patio door with sidelights appears to have been replaced more <br />recently. An exterior chimney is located on the east façade and an interior chimney is <br />centered on the roof. Unpermitted pergolas were built off the south and west elevations <br />in 2021. <br /> <br />Character-defining features of the residence that should be preserved include: <br /> <br />• Stucco wall cladding <br />• Original multi-paned casement and single-paned double-hung windows <br />• Original diamond-paned leaded color glass windows <br /> <br /> <br /> <br />Historic Resources Commission 227 9/23/2025 <br />
