HEMA-2025-03 – The A.L. Glines House (1804 N. Greenleaf Street)
September 23, 2025
Page 6

conjectural features or elements from other historic properties, will not be
undertaken.

The project complies with Standard No. 3 because the proposed changes will not
create a false sense of historical development. The new and replacement windows
have been selected to complement the historic window design on the second story,
employing hung, wood sashes of comparable dimensions to the historical windows
and wood awning windows whose smaller relative size is consistent with their
functions. Where new molding is proposed, it will match the existing eave molding
and will generally trace its historical alignment along the original eave lien. No other
conjectural historic features or elements from other historic properties are
proposed to be added.

4. Changes to a property that have acquired historic significance in their own right
will be retained and preserved.

Standard 4 does not apply, as there are no non-original features proposed for
removal have attained significance in their own right.

5. Distinctive features, finishes, and construction techniques or examples of
craftsmanship that characterize a property shall be preserved.

As conditioned, the project complies with Standard No. 5 because distinctive
materials, features, finishes, and construction techniques or examples of
craftsmanship that characterize the property will be preserved. The east façade
will remain unchanged; windows and doors will be retained or replaced to match
the existing windows; and the high-pitched roof form, gable vents, stucco cladding,
chimneys, and bay window will be retained. The second-story addition will alter the
roof form at the west side of the residence, but is located on a secondary elevation
of the building so that the main character of the residence will r emain unchanged
from the public right-of-way.

Research and the site survey conducted by staff for this report did not identify any
distinctive features, finishes, and construction techniques or examples of
craftsmanship evident in the garage that may have been associated with its original
construction.

6. Deteriorated historic features will be repaired rather than replaced. Where the
severity of deterioration requires replacement of a distinctive feature, the new
feature will match the old in design, color, texture, and, where possible, materials.
Replacement of missing features will be substantiated by documentary and
physical evidence.

Historic Resources Commission 231 9/23/2025
