FREE RECORDING PURSUANT TO <br />GOVERNMENT CODE § 27383 <br />Resolution No. 2025-XX <br />Page 3 of 10 <br /> <br /> <br />Alterations to the primary east façade would include: <br />• None <br /> <br />Alterations to the secondary south façade would include: <br />• Construction of new upper-story exterior wall and roof. <br />• Replacement of unpermitted vinyl windows with new wood -sash hung <br />and casement windows (Windows A, B, and C [Exhibit C, pages A1.2, <br />A2, and A3.1]). <br />• Restoration of eave molding so that it descends diagonally from the <br />historic eave and continues horizontally to the far end of the façade. <br />• Legalization of fixed-pane window and wood pergola at the secondary <br />entrance. <br />• Demolition of the pergola spanning the driveway. <br /> <br />Alterations to the secondary north façade would include: <br /> <br />• Construction of new upper-story exterior wall and roof. <br />• Installation new wood-sash hung and casement windows (Windows F <br />and G [Exhibit C, pages A1.2, A2, and A3.2]). <br /> <br />Alterations to the rear-facing west façade would include: <br /> <br />• Construction of new upper-story exterior wall and roof. <br />• Installation of vinyl windows with new wood -sash hung and casement <br />windows (Windows E and D [Exhibit C, pages A1.2, A2, and A3.2]). <br />• Legalization of existing unpermitted wood pergola and rear deck, <br />including modifications to satisfy requirements for a five -foot setback <br />from the property line. <br /> <br />The project also proposes to legalize several unpermitted modifications to <br />the detached garage, which is original to the house. The unpermitted <br />changes include the removal of a shaped parapet from the east façade, <br />replacement of what appears in historical Google Street View Imagery to <br />have been a combination of stucco and vertical wood-plank siding with <br />horizontal wood-plank siding throughout, addition of a pergola on the north <br />elevation, and installation of glazed accordion doors on the north and west <br />facades. <br />G. Pursuant to Santa Ana Municipal Code Section 30 -6, the Historic <br />Resources Commission held a duly noticed public hearing on September <br />23, 2025, for the request for exterior modifications to 1804 North Greenleaf <br />Street. <br />H. Since the property is deemed a historic structure, all exterior modifications <br />are required to meet the Secretary of Interior’s Standards for Rehabilitation. <br />1.
